Real Estate Acquisitions
The Acquisition position may be responsible for research, identification and acquisition of all assets and land for investment or development. Develops and maintains excellent relationships with sellers of land, brokers and, when necessary, municipal authorities. Will have a clear and complete understanding of market trends, building prototypes, optimizing development solutions to maximize asset feasibility, and identify site/asset opportunities and constraints, participate in design team selection, oversee the due diligence process, and will assist in obtaining clearance from municipal authorities regarding zoning approval and variations. Candidates must have a experience in land/asset acquisition preferably throughout California. We are looking for individuals who possess excellent negotiation planning, and organizational skills, and have the ability to work on multiple projects simultaneously. Successful candidates should demonstrate superior management, interpersonal skills and excellent communication at all levels of the organization. An undergraduate degree is required, graduate degree preferred. Broker license desirable.
Real Estate Development
Responsible for the sourcing and execution of real estate development projects. The developer is the responsible business leader from the point of identification of potential projects to selection and management of the team who designs and carries out these projects as an operating asset. Essential duties may include: identifying and evaluating potential development opportunities; leading deal negotiations and securing closure; completing comprehensive due diligence reviews (including market analysis, financial models, site design, zoning entitlements and title reviews); presenting new development opportunities for approval; establishing project program requirements; securing necessary entitlement and permit requirements; contracting for and managing all consultants during entitlement process, architect, landscape, zoning, interior design; etc.
Education and experience requirements include: Bachelor’s degree with emphasis in business/real estate; experience in taking development projects from inception through lease-up and completion; computer literate with thorough knowledge of Excel spreadsheets; strong analytical, verbal and written communication skills, and professional demeanor with strong work ethic.
Real Estate Construction
The construction position is responsible for implementing procedures to ensure proper documentation, reporting and forecasting systems for all projects. Upon project approval, the position will identify, procure and manage the design and construction teams through the pre-construction and construction phases. This responsibility will include identifying and optimizing cost-effective solutions to ensure well-built, quality-oriented projects. You may work closely with the property management team in order to ensure proper project closeout, occupancy and turnover of the building, and be responsible for hiring and managing internal construction management personnel. The candidate will develop projects that are within budget and on schedule. Essential duties may include: managing permit approval process; developing master specification requirements for projects construction reporting, forecasting systems and preliminary construction budgets and schedules; maintaining executive construction reports; analyzing cost and schedule saving opportunities, and managing quality control.
Education and experience requirements include: Bachelor's degree with emphasis in business/construction; job experience with projects of similar use and complexity is required. General contractor's license is desirable. Computer literate with knowledge of Excel spreadsheets. Strong analytical, verbal and written communication skills, and professional demeanor with strong work ethic. Will be required to consistently visit all sites under construction.
Real Estate Asset Management
Asset Management will be responsible for the operational performance of the assets from acquisition through sale, including assisting in the acquisitions process by providing due diligence reviews of proforma rents, operating costs, rehabilitation budgets and market rent comparables. Transactions require highly active, day-to-day involvement and oversight. Key responsibilities include: maintaining the value of investments over their complete lifecycle beginning at letter-of-intent, property management, marketing and leasing, rehabilitation, refinancing and sale of the asset. May refine and implement the initial investment plans developed for each asset, make recommendations regarding additional investment into these assets and entities, formulate and execute disposition strategies for each property. May oversee third-party professionals responsible for executing the strategy for each investment. Candidates will be responsible for the timely and accurate flow of performance data on the assigned assets and will communicate proactively with other management on critical issues affecting assigned assets and for covering rental and property trends in the apartment marketplace.
Education and experience requirements include: Bachelor’s degree with emphasis in business/real estate; experience in asset management, property management or other direct experience. Ideally will have prior experience in asset underwriting and assisting in the property acquisitions process, and will bring the ability to find hidden value in existing assets. Should be fluent in the language and principles of investment real estate, contract negotiations, leasing requirements, insurance requirements, tax and legal matters regarding real estate investments, and have a quantitative approach to the business. Will bring a cost/benefit discipline to their approach to operations and be required to consistently visit all sites under management.
Real Estate Associate Program
The Real Estate Associate Rotation Program is the predominant entry point to MMC and its subsidiaries for recent MBAs and other professionals. Associates in the Rotation Program have a unique opportunity to explore various functions within the real estate industry (including acquisitions, development, marketing, asset management and finance) and to work for companies that focus in a variety of property sectors (including office, retail, multi-family, single-family and net-lease) before committing to a specific position. The program will generally begin with a rotation in the holding company followed by rotations in selected subsidiaries, with rotation assignments based on Associates’ interests and Company needs. Associates will complete on average three to six rotations of approximately four months each before being placed permanently. Permanent placements are based on mutual fit and interest, with placements occurring throughout the program.
While rotating, an Associate’s responsibilities may include preparing investment packages, conducting due diligence on potential acquisitions or development deals, assessing market opportunities and feasibility for new businesses or strategies, assisting in project level financing, and many other challenging projects. During the Rotation Program, Associates will have opportunities to meet and interact with senior management, participate in investment committee meetings and gain exposure to various subsidiaries. Planned social events provide opportunities for Associates to network and share experiences with colleagues throughout the Company. Rotations may be in the Company’s Silicon Valley, San Francisco, East Bay, Los Angeles and Orange County offices. Candidates must have a Bachelor’s degree, MBA preferred, with at least 3 years of business experience. Prior real estate experience is helpful but not required.
Real Estate Summer Associates
Summer Associates will have a unique opportunity to explore the real estate industry and become acquainted with companies that focus in a variety of property sectors (including office, retail, multi-family, single-family and net-lease). Each Summer Associate will complete a 10-12 week rotation through one of our companies or the holding company itself. Placements are based on Associates’ interests and company needs, and are determined at the time job offers are made. A Summer Associate’s responsibilities may include preparing investment packages, conducting due diligence on potential acquisitions or development deals, assessing market opportunities and feasibility for new businesses or strategies, assisting with project level financing, and other challenging projects. Summer Internships are available in the Company’s Silicon Valley, San Francisco Bay Area, San Francisco, East Bay, Los Angeles, Orange County and Princeton, NJ offices. Candidates must be currently enrolled in a Master's program and have prior business experience. Real estate experience is helpful but not required.
Real Estate Accounting/Finance
Accounting positions vary by level and responsibility and may include but are not limited to the following activities: internal and external monthly, quarterly and annual financial statement reporting for the consolidated group of companies; budget preparation and forecasting, and various special projects; preparing monthly financial statements including profit and loss statement, balance sheet, cash flow and a variety of analyses; month-end financial close activities; consolidation of financial statements; coordinate annual audit reports; prepare corporate tax returns; prepare certain general ledger journals and account reconciliations; maintain capital accounts for company operating entities, debt abstracting and forecasting; quarterly reporting package presentation and handle miscellaneous projects as assigned.
Education and experience requirements include: Bachelor’s degree with emphasis in business/accounting; years of accounting, finance or tax experience; computer literate with thorough knowledge of Excel spreadsheets and proficiency; ability to understand accounting software packages (pivot tables, array formulas, macros, etc.); strong analytical, verbal and written communication skills; detail-oriented, professional demeanor with strong work ethic; and ability to work in a team environment and independently. Senior positions prefer MBA or CPA and prior real estate experience.
